North American construction: data-centre demand is strong while costs keep rising

Its 2026 market report puts average construction cost inflation at about 3.8% in the U.S. and 2.3% in Canada. It also flags stronger demand in data centres and other technology-led sectors, with labour and supply-chain capacity worth watching.

Its U.S. comparison estimates that liquid-cooled data centres of similar IT capacity may cost about 7–10% more to build on average. Mechanical systems take a larger share of construction costs, while the electrical share changes.
